Is your property a good fit?

Staybite works best with furnished one-, two- and three-bedroom apartments, serviced apartments, holiday homes, cottages and premium urban units. Tick what is already true.

Built for every kind of property owner

Whether you own one unit or a portfolio, the process and the standards are the same.

You don't need to be in Kenya to own a high-performing property here

Distance, trust and response time are the most common reasons diaspora-owned properties underperform or sit vacant. You get local supervision and a monthly statement that shows exactly what happened, not a vague promise that it is being taken care of.

  • Structured remote assessment, no flight needed
  • WhatsApp video call at a time that suits your time zone
  • A real person supervising your property day to day
  • Itemized monthly statements you can read from anywhere

What has to be in place before guests arrive

Short-stay letting in Kenya is moving toward formal registration, inspection and tax reporting. We review what applies to your property before onboarding.

Tourism Regulatory Authority

Short-stay operators are expected to register and may be inspected. We check where you stand first.

County business permit

A single business permit from your county. Each county runs its own process and renewal.

KRA and tourism levy

Hold a KRA PIN and declare rental income. A 2% tourism levy on platform bookings was reported for 2026, so confirm the current position.

Guest ID and security

Guest identification is expected at check-in and kept available for inspection. Guest screening and check-in coordination are part of our service.

General information, not legal or tax advice. Rules differ by county and change over time. Confirm with KRA, the Tourism Regulatory Authority and your county office. Complex legal or tax matters go to qualified Kenyan professionals.

What you receive as an owner

Hands-off, but never in the dark. Guests pay you directly, and you pay our agreed fee afterwards.

  • A written management agreement with transparent, agreed fees
  • Itemized monthly statements: revenue, occupancy, fees, costs, net payout
  • Periodic performance reviews with improvement recommendations
  • A single accountable point of contact
  • Documented incident handling if anything goes wrong
  • Repair approvals wherever your agreement requires them
  • Personal-use dates you can block ahead of time

What Staybite will never do

These are our non-negotiables, and you can hold us to them.

  • Never sacrifice cleanliness for growth
  • Never promise unrealistic income
  • Never hide fees
  • Never onboard a property that can't meet basic guest standards
  • Never depend on one booking platform
  • Never leave guest complaints unanswered

Frequently Asked Questions

Fees vary by package: about 15% of booking revenue for Co-Host, about 20 to 25% for Full Management, a premium custom fee for Performance, and a one-time project fee for setup-only work. Every fee is agreed in writing before you sign.

Guests pay you directly, so your money stays with you. Staybite does not collect or hold booking payments. Once you are paid, you pay the fee agreed in your written agreement, and your monthly statement shows every line.

Your listing stays in your name, so its reviews and history stay yours if we ever part ways.

Terms, including the notice period and what happens to bookings already on the calendar, are set out in your written management agreement and agreed before you sign.

Yes. Tell us the dates ahead of time and we block them on your calendar. Any notice rules are agreed in your agreement.

Incidents are documented with evidence and handled promptly, and repair costs follow the approval process in your agreement. Platform damage protection has its own eligibility rules, so it is also worth reviewing your own property insurance.

We review the tourism, county, tax, safety and accommodation requirements that apply to your property before onboarding and guide you through them. Complex legal or tax matters go to qualified Kenyan professionals.

This is a common and straightforward path. We assess your existing listing and recommend a transition plan.

Yes. Diaspora owners are a core part of who we work with, and the assessment is adapted for remote owners.

Send us a WhatsApp message with your location, property type, bedrooms and current status, or request the free assessment. We reply and take it from there.
